The sttccessive phase transitions in the ferro- and antiferro-electric smectics have been describedby the Ising unodel with competing interactions. The additional pseudo-spins are introducednewly to represent the sense of' the rnolecular long axis, By taking the suna over the whole statesof these pseudo-spins in the partition f'trnct,ion, not only the nearest neighbour paranaeter ofthe Ising naodel are renorrnalized btrt additional long rarage irateractions and many-body forcesare shown to be induced. The effective second nearest neiglulcotrr interaction is shown to beantiferroelectric kind and the third nearest neighbotrr one is ferr'oe[ectric in some cases. In theferroelectric phase and m?tin antiferroelectric one the sense of the molectrles is arranged suchthat the ordering is absent even in the ordered region in agreeunent with the syrnnuetry of thesephases, while in the other interraaediate phases this ordering is proved to exist because of' thebias dtme to the stacking of layer-orders,
