We want to examine whether estimating the benefits of infrastructure through the analysis of the rental value of a house is valid or not. Demand for a place we want to live depends on the rental value of a house. One of the critical factors affecting the choice of residential location is local public services. We can get a regression equation to estimate their relation to the rental value of a house. From the regression analysis, zoning in Osaka and Amagasaki is not effective for the demand of which district to live there.
