In Japan, one type of apartment house fol sale is called "Mansion" Of course, this "mansion" is a misaplication of the word, but it is very popular in Japan and thus we use the word "mansion" to refer to apartment houses for sale. The purpose of this paper is to research the changes in the aspects of quality and the plan of "mansion" in Sapporo and its suburbs during the period of 1995 to 1998. We have already reported similar research about ready built houses for sale, during the period of 1995 and 1997. This time we applied the same research method to "mansion". We collected newspaper advertisements throughout the year and analyzed them. This research shows that the "mansion" has been much improved in quality and the price has not increased. But the location of "mansion" has spread (the average distance from the central district increased) and room sizes were not increased. It was also very interesting to observe the way "mansion" was advertised. Some of them were advertised more than 30 times throughout the year.
