Not only with small floor space but large one, the rent of rental housing in Tokyo Metropolitan Area had beendeclining till winter last year. In other words, the supply of rental housing had exceeded the demand of that.Therefore, the liberalization of housing lease contract won't promote to supply rental houses so much.<BR>Disputants overestimate the restrictive effect of the Land renting and House Leasing Law. And they miss otherrisks of rental housing business.……Those are "vacant house risk" and "tenant risk". I think they are rather big.Because they are more impending.<BR>The relative weakness of the demand on rental housing comes from the merits of owner occupied housing. Somecosts that accompany with rental housing are unnecsssary for owner occupied housing. Accordinngly, the growthof household income and housing finance had raised the share of owner occupied housing.
