On March 1, 2000, the Terminal Tenancy System was introduced. We examine the effects of the Terminal Tenancy System on the rental housing market by estimating a hedonic rent function using microdata onresidential housing rents in the Tokyo metropolitan area. We found that the rent for housing with a terminaltenancy contract is 8%(15%) lower than that for housing without a terminal tenancy contract for housing with a floorspace of 70m<SUP>2</SUP> (100m<SUP>2</SUP>).
