Perior to the advent of the so-called "ultra-aging society", I conducted research on the present conditions of the homes for the elderly in the Matsuyama area. Its objective was to obtain basic material for subsequent studies on seeking suitable conditionsfor homes for the elderly. In the Matsuyama area the following types of homes are distributed : special nursing homes (6), residential institutions (2), homes with moderate fee : type B (2), and fee-charging homes (3) which are categorized under extra-legal institutions. Each type and each homes is characteristically distinctive. On the seledtion of home type, solid, reliable information from the resident's point of view will be a prerequisite. In this paper, the homes were analyzed from three aspects : "man" (referring to the conditions for accommodation and the resident's attributes), "thing" (facilities & equpment),and "service" (the size of staff & accommodation). As a result, the following points, which constitute an overall picture of the present homes, were obtained. 1. Homes for the elderly are divided into two groups according to procedural difference at the time of moving in : special nursing homes and residential institutions requiring public procedures ; homes with moderate fee and fee-charging homes requiring contracts only. The fee-charging homes in the surveyed area showed a notable variation in terms of total living cost. In most cases, substantial financial ability is required of the resident, although there are a rew cases where the fees are lower than those of the homes with moderate fee. 2. A substantial difference concerning the resident's attributes was recognized between the extra-legal, fee-charging homes and other legal homes. The prototypical image of the resident at the fee-charging homes was characterized as "comparatively young", "with professional work experience", "living with him/her spouse", and "childless or living apart from children". 3. Considerable differences as to room space and equipment were noted among the homes. Such differences were closely related to the fees. Other than facilities and equipment, location is also an important factor to be taken into consideration. A major problem concerning common space is not merely whether a home possesses such space or not, but theway it is managed and utilized. 4. As to the management of living conditions for the resident, a gradual increase in the degree of freedom was recognized in the following order : special nursing homes, residential institutions, homes with moderate fee, and fee-charging homes. A gradual shift from "accommodation-type" to "residential-type" was similarly recognized in the same order. 5. The size of "service staff" likewise showed gradual differences according to the type of the home. However, the nature of services at the homes with moderate fee and the fee-charging homes was highly diversified.
