The Mayer-Born-Kahn-Uhlenbeck theory of imperfect gases and condensation phenomena has treated the ideal systems, for which the volume dependence of the cluster integrals is completely neglected, but the present paper treats the real systems, for which the volume dependence of the cluster integrals is rigorously taken into consideration. We prove a sequence of lemmas and theorems, which may be useful for the treatment of the real systems, and which may therefore contribute to the theory of imperfect gases and condensation phenomena.(Part I.)Then, from the analytical viewpoint, we discuss the condensation phenomena of the real systems, and discuss whether Mayer's theory about the connection between the phase transitions and the singularities is correct or not.(Parts II and III.)
