将来の改造を考慮した高齢者住宅の計画に関する研究

Japan is experiencing a rapid ageing in its society and various styles of housings are being offered to the elderly people. A large number of the ageing population wish to continue to live in their same homes even when their physical abilities are weakened. Ministries in charge are publishing design guidelines for the dwellings for elderly. However, it is quiet difficult to incorporate into the original design plan all the future needs coming from the ageing of the residents. There should be many cases where it is more appropriate to make changes as needs arise. In this study, we have conducted two surveys. 1) Design plans of the 256 houses shown in the catalogs of the house building companies and the plans of the 60 houses actually built were studied to assess the current status of adopting the "barrier-free" design. We have made a checklist for this study and have used this checklist for assessment. 2) For the existent 60 houses, we made renovation plans accommodate to the living with wheelchairs. Then, we listed up the changes needed to make. We also studied the reasons for not being able to accommodate such changes in the original design plan of the house, taking the individual circumstance of each family into considerations. Through the analysis of the survey results, we have re-classified the contents of the guidelines based on the needs for the future renovation. Physical capabilities of the aged residents have been classified into three (3) levels and appropriate application of the guidelines to each level has been clarified.
