The purpose of this paper is to disclose the price-mechanism of land in time of stagflation. In Kagoshima City, where its average income is lower than in any other city, land value for house is at high level even in time of stagflation. In time of super-heating economic growth, land price went up to so high a level that it made the class of worker earning ordinary income unable to buy land. And, after the period of super-heating economic growth, the land price was expected to fall ; the expectation being expressed in the term of "land market panic". But contrary to this expectation we are faced with such an unfavorable situation as that land price has been rising still. By contrat, demand for land is getting down. But unfortunately, decrease of land supply is happening at the same time. It is for this reason that land price remains at high level still Generally, in accordance with the rising of the price of marginal land, the previously developed land naturally increases its own value. So we want to buy marginal land situated most distinctly from the center of the city, at a cheap price level. While it is right to assume that speculation in land has gone away, those who want to have better housing are anxious about purchasing a cheap price land which has been semi-developed. But most of the land-owners have been disgusted with delivering their own land at the present cheap price in comparison with the high price of the developed land. So the price-mechanism, that land supply which is always kept under land demand causes the price to go up, operates even in time of stagflation.
