We analysed the effects of interest rate policy of Japan Housing Loan Corporation (JHLC) on prices of housing in the Tokyo Metropolian Area. The analysis was done within a simple model of the housing market which was made for this purpose. Estimation shows that 1% increase of lending rate of JHLC raise 3.11% of housing prices in the area. Moreover, if the population of the Tokyo Metropolitan Area increases by a ten thousand, housing prices increase 0.28%.
