We compiled micro datasets from housing advertising magazine. With these datasets, we constructed hedonic price and rent indexes for housing in the Tokyo Metropolitan Area. The merit of our indexes is that we could adjust the difference of quality in the houses. According to these indexes, housing price hikes started from 1986, and in 1990, housing prices reached three times those of 1986. Rents went up gradually from 1981, and the level of 1992 became 1.7 times that of 1981. Prices and rents went down from these peaks, however, the level of prices and rents is still over that of 1986, the year before the so-called "bubble period".
